What leasing options are available?
We are currently offering 12-15 Mo leases
Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Can I request a specific apartment & can an apartment be held?
Yes, we do allow for a specific apartment of your choice to be applied for, based on availability.
Is there a security deposit and is any of it refundable?
Deposit requirements are a security deposit of $150 for 1b, and $250 for 2b. Based on screening results, there may be an additional deposit.
Do you accept Section 8 vouchers?
We do accept a limited number of section 8 vouchers
Are utilities included?
Utilities are not included.
Is renter's insurance required?
Liability Insurance will be billed at $15 a month, along with the monthly rent and cannot be opted out. Renters insurance is strongly recommended for personal property.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What are the hours of the clubhouse?
The Clubhouse is open 24 hours with resident access only outside of business hours.
What are the hours for the fitness center?
Our Fitness Center is open 24 hours
What are the hours for the pool? Is it open seasonally?
Our pool hours are 7A-9P and is open year round
What are the hours for the business center?
Our Business Center is open 24 hours
Is the apartment set up for working remotely?
Our community has a business center with individual offices as well as conference rooms
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes. We are an AT&T specific Instant On Community. All equipment is in the apartment with a QR code to set up instantly
How do I get my packages/do you have package lockers?
We have the Luxer One Package room
Are BBQ grills available?
Yes, we have 3
Do you offer valet trash service and/or recycling?
Yes, we offer valet trash
What is the smoking policy?
We are a non-smoking Community
What is the parking situation?
Our garage is a multi level parking garage in which you park on your floor. There is no charge for parking, and we also offer Electric Vehicle charging stations
Do you allow pets; if so, do you have pet amenities?
Yes! We have a Dog Park as well as a Pet Wash
Our community was designed with people who rent with pets in mind. A maximum number of two (2) pets are permitted per apartment unit provided the required pet deposit, pet fee and monthly pet rent is paid. Pet weight must not exceed 100 lbs. with restrictions on all aggressive breeds including, but not limited to the following breeds, Akita Inu, Alaskan Malamutes, American Bandogge, American Bulldog, Basenji, Boew Boel, Bull Terrier, Cane Corso, Caucasian, Chow, Doberman Pinschers, Dogo Argentino, Fila Brasileiro, German Shepherd, Great Dane, Gull Dong, Huskies, Perro de Presa Canario, Pitbull, Rhodesian Ridgeback, Rottweiler, Saint Bernard, Tosa Inu, Staffordshire Terriers, Dobermans, Wolf Mixes, and any mixes thereof. Other animals, including but not limited to the following are not permitted as pets at this Community: Poisonous Animals (i.e. spiders, snakes); and/or, other Exotic Animals (i.e. primate, iguana, ferret, sugar gliders, snakes). For more comprehensive literature regarding this Community’s pet policies, please inquire with a leasing representative.

We are zoned to Katy ISD with Wolf Elementary, Memorial Drive Middle School and Katy Taylor High School

We are located near I-10, and Beltway 8
How walkaable/bikable is the community.
Our Community is right down the street from Terry Hershey Park which offers over 3 miles of trails!
Do the apartments have air conditioning?
All apartments have central AC/Heat with smart thermostats in each home.
When were these apartments built? Have there been any renovations?
Caroline at Memorial is a newly constructed community with the completion date of 2025
What type of flooring do the apartments have?
Our Community has hard surface areas in the entire apartment and no carpet in any apartment homes.
What kind of appliances and features does the kitchen have?
Our appliances are GE and all appliances are included. This includes garbage disposal, microwave, dishwasher, and in-unit laundry
Are washers and dryers available? Are they in the apartment? What kind?
All apartments come with full size washer and dryers
